To help our clients compete for desirable properties, we buy the home on your behalf, offering the seller a fast, all cash closing with no financing or appraisal contingencies. This is much more likely to be accepted than a traditional offer from a consumer whenever there are multiple offers and/or cash buyers likely.

We will then lease the property to you short-term so you can move in right away. However, you'll need to be pre-approved for a mortgage and able to close on buying the home from us within 90 days.

When you are ready to make an offer, let us know the home details and we'll give you our maximum Express Buy amount that we'll pay for the home.

Our Express Buy offer is Accepted by the Seller

Once the seller accepts our offer, you'll need to make the required deposit and the property inspection period begins

For your protection and ours, the property will be inspected in great detail by a licensed home inspector.

Closing!

After the inspection is approved, we close on the home with our cash then rent it to you at a fair market rental rate for up to 90 days during which time you will buy it back from us at the original price.

  1. You're buying a home in Shelby County, Tennessee.

  2. The sale price is less than $1 million.

  3. The home is located in an area of similar homes with recent similar sales for comparison.

  4. You are pre-approved for a Conventional, FHA or VA mortgage loan and will be able to close within 90 days.

  5. You have necessary available funds for closing.
